Fix & Flip Loans

Our fix and flip loans allow real estate investors to build their portfolios by submitting competitive cash offers to acquire, improve, and rent then refinance, or resell real property.

Typically, our fix and flip loans will finance up to 70% of the purchase price or after-repaired-value (“ARV”) and have loan terms of one year, or less.

The initial draw is calculated based on the as-is value of the property and the renovation budget will be advanced in construction draws.


Transactional Funding

Our transactional funding loan allows real estate investors to purchase properties—significantly below the property’s fair market value—then immediately resell the property to another real estate investor, for a significant gain.

Typically, our transactional funding loans have a loan term of seven days or less, and we will finance the entire purchase price of the property—as long as the property is acquired at 70%, or less,  of the property’s appraised value.

Underwriting is heavily weighted on the property’s appraised value and the property’s resell price.

Two purchase and sale agreements (“PSA”) are required. The purchase and sale agreement for the initial acquisition of the property and the purchase and sale agreement for the subsequent resell of the property.

Investors typically use transactional funding when the contract is non-assignable or when the investor does not want to disclose their expected profit to the initial seller of the property, or the subsequent buyer.

No personal income verification is required.


Rental Property Loans

Our rental property loans provide funding for buy-and-hold investors who want to start or expand their rental investment portfolio.

Typically, these rental properties do not require capital improvements and the real estate investor is looking for a long-term solution, at an attractive rate.

Underwriting is heavily weighted on the DSCR (Debt-Service Coverage Ratio) and not the individual's DTI (Debt to Income), and no personal income verification is required.


Cash Out Refinance

Our cash out refinance loan allows real estate investors to access the equity of their rental property to consolidate debt, invest in other properties, buy out their partners, or increase their cash reserves.

Typically, our cash refinance loans have a loan term of one year, or less; and have a loan-to-value (“LTV”) ratio of 50% of the appraised value.

Underwriting is heavily weighted on the property’s appraised value and not the individual’s debt to income (“DTI”) ratio and no personal income verification is required.
